Architecture, design, and "the experience" has become a requirement in today's world of real estate. In a time where many people can, and want, to choose where they work from, live, or enjoy time off, creating spaces where people feel comfortable to meet friends or colleagues is essential.
Think of:
Well-designed longevity hubs and yoga temples that prioritize wellness as infrastructure
Well-curated mixed-use developments where work, life, and leisure seamlessly blend
High-quality offices that compete not with other offices, but with the comfort of home
Branded developments that deliver experiences identified with the brand
Data backs this up. In JLL ’s recent Global Real Estate Sector Outlook
- 74% of respondents believe cities need to offer new experiences to stay relevant.
- 69% are happy to pay a premium for high-quality experiences.
Think of your experience in Berlin, London, Paris, Singapore, Mumbai, or anywhere else.
My two cents for corporate / commercial real estate:
Experience is the new location.
Proximity alone no longer drives decisions. Your office, retail space, or mixed-use development must offer something compelling enough to draw people in, whether that's exceptional design, curated amenities, or a sense of community.
Quality commands premium.
When nearly 7 in 10 people will pay more for better experiences, this has weight. Not only for residential, as it applies to offices, hospitality, and retail as well. Tenants and visitors increasingly evaluate spaces the way they evaluate brands.
Adaptability is survival.
The 78% who love discovering new places aren't loyal to static offerings. Spaces must evolve, refresh, and surprise. Think rotating art installations, pop-up collaborations, seasonal programming. Real estate that feels alive. Mixed-use has some natural advantages here.
Integration matters.
People expect their physical spaces to integrate into their lifestyle, not interrupt it. The line between where we work, socialize, and recharge is blurring. Real estate strategies must reflect this blended reality.
I think branded projects are the start. Operator-driven mixed-use developments are the next phase. Curation will be key. Operations and adaptive change will be more crucial than ever, and will require our industry to rethink its approach completely.
