Why the Dutch Real Estate and Construction Market is One of the Global Leaders

Real Estate and construction markets differ.

Yet the Dutch approach continues to stand out.

The Netherlands has one of the most professional real estate and construction sectors I know. I’ve not only worked on projects in over 30 countries globally, but was also responsible for several projects here:
- Construction
- Development and
- Transaction projects.

A few things that always stand out to me:

1️⃣ Focus on cooperation
2️⃣ High level of trust
3️⃣ High transparency (i.e. sharing of cost estimates, margins etc.)
4️⃣ People-centric design
5️⃣ Sustainability at the core

This becomes most visible in the Dutch concept of a Bouwteam (involvement of contractor already at design stage), which is built on trust, collaboration, and shared risk. Pretty different to traditional project approaches that focus on price competition.

The end result?

Higher-quality urban environments, better cost planning and higher cost security.
