What do Uber, Daimler Truck, and Roche have in common? Investing in compute and AI infrastructure as part of their corporate real estate strategy.
It’s a shift worth paying attention to.
Uber just announced a collaboration with Adani to build a data center in India, on top of two AI centres of excellence to drive technology development. Roche has been building AI compute clusters in Europe and the US with over 3,500 of NVIDIA's top Blackwell chips to power their entire value chain. Daimler Truck is expanding AI expert and development teams at their technology hubs in India due to the local ecosystem.
The pattern: AI capabilities moving in-house, vertically integrated, including physical infrastructure. And with that it is becoming a line item in the real estate portfolio, one way or another.
Given the tokenisation discussion and increasing demand for compute, I expect this to become more common. For anyone managing a corporate real estate portfolio, compute might become a new variable in site selection, capex planning, and lease-vs-own decisions.
