The Most Sophisticated Office Product?
Not in New York, London, or Frankfurt.

The most sophisticated office product I’ve seen in the last decade wasn’t built in London, Frankfurt, or New York.
Out of necessity it was built where the infrastructure couldn’t be taken for granted.
India’s tech parks are “cities within a city” that build complete ecosystems with sports facilities, amenities, transport, and connectivity on-site. Otherwise the talent wouldn’t show up.
The circumstances forced integration. And integration, it turns out, produced something that Western markets are now trying to deliberately design.
Same story with flex office.
It didn’t scale in India because WeWork arrived. It scaled because the occupier base, fast-growing, uncertain, globally exposed, needed flexibility that a traditional lease structurally couldn’t deliver. Landlords knew that and started collaboration or built their own platform, and India is now the largest flex office market.
Western markets are catching up, and should look at other markets as reference point.
India didn’t learn flex from Europe. But we could learn from India.
