From cigarette production to Europe's largest innovation campus…
Last week, I had the chance to tour NLND in Berlin. And it didn't disappoint.
I've lived in Berlin for over 9 years and even before that, I've always enjoyed the high quality of adaptive reuse that you can find here. Former manufacturing sites turned into offices, your neighbourhood brewery becoming a mixed-use development, or that old textile production turned into lofts…
I’ve been to cool ones in many other places around the globe, but there is some unique charm to those developments here in Berlin as they define the dramatic change the city has went through over the past decades. And NLND certainly is another one. A former cigarette factory turned into a curated ecosystem focused on AI, DeepTech, Industry 4.0, and future city technologies.
Industrial heritage meeting future technologies on 150,000 sqm (around 20 football fields), including event spaces, cafés, and sports parks.
What is crucial beyond the scale is the operator approach. The right mix creates something greater than the sum of its tenants. That's the harder problem to get right, and the real opportunity of real estate as enabler overall.
