Between Tech and Real Estate

Where the hardest questions sit in PropTech.

Most early-stage PropTechs I meet have a clear product idea and MVP. The company and market around it is often less straightforward.

Recently, I ran a workshop with a PropTech founding team in stealth mode. They know the market very well. What the team needed was structure and capacity to grow.

We worked through four areas.

Operations. Who does what today, what has to be in place before the first larger customer or investor arrives.

Approach. Which product offering and customers to focus on first, based on how real estate owners and operators actually buy.

Governance. Who decides what, and which investors and advisors fit in.

Next steps. A structured list with owners and dates.

Pretty clear, you might think, but PropTechs sit between technology and real estate, and many of the hardest questions sit in that gap and the framework around it.

With other PropTechs, it is often the market that is misunderstood: what is practical and relevant for owners and operators day to day, and who actually buys. The person with the pain point is not always the one with the budget.

Filtering through that and prioritising what matters is where my CRE and operating experience helps most at this stage, whether the gap is in the market or in the structure.
